Holiday-Let End-of-Season Cleaning on the Isle of Man: A Closing Checklist

The last checkout of the season has a different goal from a same-day changeover. There is time to clean behind ordinary guest touchpoints, remove food and damp textiles, and leave a record of what the owner or manager needs to inspect before the property sits empty. This checklist is for an Isle of Man holiday-let owner or host closing after the final booking, not for a cleaner to certify the building as winter-ready.

Start with the exact handover date and the next planned visit. A Douglas flat with a shared entrance and a coastal cottage near Port Erin may need different access and exterior notes. Record the actual property condition rather than assuming every exposed home has a salt, damp or pest problem.

Closing-clean checklist at a glance

  • Confirm the last guest has left and photograph the starting condition before moving items
  • Remove perishable food and ordinary waste under the agreed disposal arrangement
  • Clean and dry the fridge, kitchen surfaces and accessible appliances; agree whether the fridge stays powered
  • Launder and fully dry used linen; store it according to the owner’s instructions
  • Clean bathrooms, floors, high-touch points and agreed reachable detail areas
  • Log damage, leaks, persistent moisture, pests or unsafe access for the owner or appropriate trade
  • Photograph agreed finished areas, return keys securely and record what was left undone

Kitchen: remove what can spoil before it is left

Check cupboards, bread bins, fridge drawers and the freezer against the owner’s food-disposal instructions. An empty fridge still needs its seals, shelves and handle cleaned and dried. Agree in writing whether it will be switched off, defrosted or left running; electrical settings and food-storage decisions belong to the owner or manager. If it is switched off, the owner should confirm how its door will be left to avoid trapped moisture.

Clean accessible worktops, sink, taps, splashback and agreed oven or microwave areas using products suitable for the finish. Flag damaged seals, leaks, heavy grease, pest evidence and food left behind. A cleaning visit cannot establish that appliances are safe to use or that a food business meets its own hygiene duties.

Linen and soft furnishings: dry before storage

Count used sheets and towels against the host’s inventory, then agree laundering, drying and storage. Never seal damp linen in a box or wardrobe for weeks. Vacuum accessible upholstery and under movable cushions where included, and note stains or damage rather than promising every mark can be removed. Curtains, mattresses and carpet extraction need a separate method and drying window.

Bathrooms, surfaces and the final room walk

Clean suitable sanitary surfaces, shower screens, handles, mirrors and floors. Photograph cracked grout, failed sealant, slow drainage or recurring dark marks for the owner. Ordinary cleaning can address suitable surface residue; it does not diagnose a leak, repair waterproofing or resolve extensive or returning mould. Keep product labels and surface compatibility in mind, and do not mix chemicals.

Record condition without claiming a maintenance inspection

  • One wide photograph per room plus close views of reported defects
  • A list of items removed, left in storage or awaiting owner instruction
  • Window, door and key status according to the agreed handover procedure
  • Any wet floor, inaccessible area, broken fixture or unfinished specialist task
  • Name and date of the person receiving the handover record

Keep winter property decisions with the responsible person

Isle of Man Government guidance discusses keeping homes reasonably warm in cold weather and gives advice about water systems when a property is left empty. Manx Utilities also publishes frozen-pipe guidance. The correct choice for this property depends on its plumbing, heating, insurance and occupancy plans. The owner or competent trade must decide and carry out any draining, heating, electrical, alarm, smoke-alarm, fire-safety or structural checks. A closing clean is not a winterisation certificate.

If the property will remain vacant, agree separately who will make future visits and how leaks or storm damage will be reported. CleanCo’s existing vacant-property guide helps frame those questions, but a one-off clean does not imply a monitoring contract or emergency response.

What to send when requesting a closing-clean quote

  • Town or parish, property type, rooms and last guest checkout date
  • Next occupancy or inspection date and available drying time
  • Current photographs, floor finishes and delicate materials
  • Whether fridge, oven, cupboards, windows, carpets or exterior areas are in scope
  • Linen count, laundry facilities and storage instructions
  • Waste disposal arrangement, parking, stairs, keys and alarm instructions
  • Known leaks, pests, mould, damage or maintenance jobs requiring another provider

Ask for a written task list and handover record. That reduces the owner’s effort at the point when the property is changing from guest-ready to empty, without promising that cleaning alone protects it through winter.

Frequently asked questions

Is a closing clean the same as a holiday-let changeover?
No. A changeover prepares for the next guest. An end-of-season clean also clears perishables, dries and stores linen, records condition and hands maintenance observations to the owner before a vacant period.
Can CleanCo winterise the property during the clean?
The cleaning scope should be agreed separately from winter property work. Plumbing, heating, electrical, safety and insurance decisions remain with the owner and suitable trades; a clean does not certify winter readiness.
Should the fridge be switched off after the last booking?
The owner or manager should decide based on the appliance, contents and property plan. Agree who will empty, clean, dry and set the fridge before the clean; do not assume a cleaner can change electrical settings.
What should the cleaner report at handover?
Record agreed finished areas, inaccessible or excluded tasks and observed defects such as leaks, failed sealant, pests or persistent moisture. Photographs are useful evidence of visible condition, not a building survey.

Ask for a closing clean with a clear handover

Tell CleanCo the island location, last checkout date, number of rooms, appliance and linen tasks, access arrangements, photographs and any known defects. Ask which cleaning tasks are available and agree exclusions before the property is left empty.
